What happens to my active listings when I move to simpliHŌM?

Active listings are listings that are under a Listing Agreement but do not yet have a fully signed Purchase & Sale contract. When you join simpliHŌM, your active listings have to be handled according to your local MLS rules and the terms of your ICA with your previous brokerage.

In most cases, you’ll need your previous broker’s approval to transfer a listing to simpliHŌM. In some MLSs this approval may happen through an automated process; in others, it’s more manual. If a transfer is allowed, the listing may need to be canceled or withdrawn under the previous brokerage, and a new Listing Agreement and new MLS entry will be created under simpliHŌM.

It’s common for a previous brokerage to ask for a referral fee in order to release a listing. If that happens, make sure any referral agreement is documented in writing and submitted to simpliHŌM with the closing file for that listing.

If your previous broker chooses not to release the listing, you must respect that decision and leave the listing with that brokerage. You should not try to interfere with that relationship, and simpliHŌM will not attempt to overrule or intervene in decisions made by your previous broker.
