Pending contracts include listings that are already under contract, as well as buyers who are already under a signed purchase agreement for a specific property.
When you transfer to simpliHŌM, these files almost always stay with your previous brokerage and are paid out according to your ICA with that firm and local MLS rules.
Depending on your state, you may be paid directly by your previous brokerage, or simpliHŌM may be required to issue the payment.
If simpliHŌM is involved in paying out that commission, we simply pass the funds through to you as agreed, without adding extra simpliHŌM deductions to that specific transaction.
The main thing to remember is that pending contracts usually finish where they started: at your old brokerage, following the terms of your existing ICA and local rules.
